@Sarah Wade sure, if you have a solid exit strategy to pay back the loans.Hard money is short term funding, usually a year, maybe 2 max, so you'll need a plan to convert that to a long term mortgage of have the cash to pay it off

The 203k seems like it fits, but i can only have 1 FHA loan at a time (i think), which means i have to refinance and convert this 203k FHA to a conventional loan.

On the conservative side I'm looking at negative cash flow, but on the higher end I'm looking at ~$600/month cash flow (based on converting the 2x 1-bed units to 2-bed units.

I would like to turn this initially into short term rental area by placing a door on the stairs that can be locked from the top side, and converting the bar to a kitchenette.   

If you are going to do wholesaling or flips, start out with an LLC and convert it to an S Corp once you make enough to pay yourself a salary.  

I want to purchase the land and build a two story single family that could be converted into a two unit at a later date.

It honestly looks like it’d be a pretty big job to convert it from this to a “wework” type of workspace.
