Talking with the seller's agent, it seems the owner is in her 70s, living in a different city, and after the 3rd flood, just wants to offload the property.

Boy, I wish I had better insurance :/ I had a huge rainstorm back up the city sewer system into one of my units (also while I was on vacation) and didn't have sewer backup on the policy.

Fernandina Beach here, but I don't get down to the big city too much.

I prefer someone who is knowledgeable about mandatory state/city/county clauses and has a lot of experience with evictions.Currently I have two properties in Victorville and Hesperia with month to month tenants that I inherited.

The only way this might be attractive is if you have the property (park/pads)...That said, it's a low-class market...how many people in your city are really looking for mobile homes?...
