Always do the math analysis and try to look at your prospective properties before you make an offer or at least have a clause that will protect you for some time (usually about 15 days) to make a detailed inspection and possibly back out of the deal without a penalty that will hurt you too much.Right after you close on an improved property get an insurance policy that will protect you if there is a loss.  

Me and my wife plan to buy our first home soon and then begin to invest although I have a good feeling our first house may be rehab project!

Hello,I thought I would extend an olive branch to anyone in the Cleveland area who may need help with their remodel, or may have questions about their current project.

This was my first project where I considered turning the entire house over to a contractor.

But, I've learned a little bit about the area and have researched a few other properties so I'm now on to Project 4... 4)  4th project is a 19 unit apartment complex we bought in Central Phoenix. 

My goal here is to figure out how I can pursue private money investors and be able to put that money to work and earn my investors a handsome return while maintaining control of the LLC for my construction projects.

This was a monumental project for me but very eye opening.

I then decided to re-invest my funds into promising projects to also spread my business network all over the globe and singularly this time.
