The manual could have a copy of the building permits pulled, photos of construction in progress and cut sheets of construction assemblies/standards used during the project.For example, if a bathroom was remodeled, take pictures of the waterproofing membrane, provide product specifications, maybe even provide a mockup for the homeowner, so they know that everything was done right and by the book.

I learned a lot but it wasn't until I joined BiggerPockets and actually started to meet and connect with others that I made real progress.And by progress I mean forming a joint venture with Ben and fellow BP members @Kelly L. and @Maxwell Lee last year and closing on my first buy and hold rental property in Jacksonville, Florida at the end of 2014.

There are some very good folks in these clubs, and one can learn a great deal at a safe steady pace for very little money (they usually ask that one join the club, but the dues are negligible).

I got bids that were all over the place but finally selected one that quoted the labor (minus a couple of the items in the SOW for 7,800) and a 2 week time line weather permitting.Next post will be progress on the rehab.

I have been buying REO for rentals for the last 3yrs ...offering big EM, cash closing, no contingencies helps to win ...my problem is the following : I have no leverage over contractors ...I will not offer them steady cash flow giving them work on 3 rehabs at the same time throughout the year ...so they will quote me homeowners prices ...5K for you might be 15K for me ...it is essential for me to know exactly what's wrong with the property before I go to closing. the only way to make money on my first real flip would be to buy it right and do a thorough inspection...thanks all for tips
