Report the property as multiple schedule E entries in TurboTax, unit 1 where you lived part of the year and then unit 2 or 2/3/4 for the 100% rented part.

I believe the property will have to be zoned for the number of units you have, and each unit will need it's own mailing address, otherwise you likely won't be able to individually meter for electric.

I am going to start marketing to distressed property owners, door knocking, direct mail, etc., to find investors' deals.

I just did one of these and had to get a cashiers check for $500, send photo proof and then put it in the mail to have a full contract.

Comps are send to the appraiser with the e-mail outlining key points.

The utilities, your mail, driver's license, everything will be updated to this property. 

@Jack ZhuangIf you decide to amend or superseding the return you will still have to mail them in.

Then proceed to give the tenant notice via voice-mail, e-mail, text, etc that you will be inspecting the unit 24-Hours after said notice.
