I know land is not cheap in Honolulu to make it work but maybe others tried?

I'm glad I didn't take the cheap route (a repair person to sand and re-paint cabinets or reface the cabinets and install new countertops).

Don’t skimp on cheap items like decent fixtures, etc.

Cheap Land: Depending on your market (primary, secondary, tertiary) most land surrounding military bases is often discounted.

They are dirt cheap down there.

I've heard good reviews but personally I would still be hesitant to install a wood based flooring product in a bathroom.Whatever you do, stay away from the super cheap stuff.

Also, regardless of what type of value you bring, it has to be sufficiently valuable for the partner to benefit (and if the partner is a highly experienced and successful RE investor, they ain't gonna come cheap! 

Descent painted walls, affordable flooring - read “pretty cheap tile”, a good roof, and fixtures that work.  

Reuse what makes the house unique, sprinkle in color with hints of contrast, add character and most importantly make a plan that even if a material was budget friendly the way it’s being installed has attention to detail without looking cheap!

Do you want a cheap sport like pickleball at the local Y or an expensive sport like Polo?
