Hello everyone,I am new to bigger pockets and after watching the webinar about how to start investing while having a full time job, I went and tried the bigger pockets analysis on the web page.Did two analysis for SFH and they both came out with over thousand dollars of negative cash flow.How important are the exact expense numbers for variable landlord paid expenses, fixed landlord paid expenses, and future assumptions?

They need to want to help you and return your phone calls promptly.In the begining especially, alwaye do a math analysis and try to look at your prospective properties before you make an offer on it or at least have a clause in the sales agreement that allows you the time upfront (about 10 to 15 days)  to make a detailed inspection and possibly back out of the deal without a penalty that will hurt you too much.

I would recommend you include the amortized principle payment being made monthly into your analysis.

For instance, we use Google Sheets for tracking our assets, investor capital and event for a tape analysis, and those are available on any device that I have my Google account set up.

I closed a few deals for others and have only done 1investment for myself.Always remember, in the beginning especially, to do a math analysis on your prospective properties and try to look at them before you make an offer or at least have a clause in the purchase contract that says in the upfront (about 10 to 15 days) you will make a detailed inspection and possibly back out of the subject deal without a penalty that will not hurt you to much.
