First post to BP and I'm looking for input on where seasoned investors look for their investment properties in relation to where they live.

I'd probably consider either lowering the price if you're not getting any activity at all, or just wait it out as it could just be a slow time of year for home buyers since we're right in the middle of the holiday season. 

I am in Washington State and now is our tax deed sale season, I am going to my first sale on Wednesday morning to get an idea of how the entire process works. 

Tax assessor lists the owner as: late mothers name in care of the older brother. 

My dad has a condo in the Palm Springs/Palm Desert area that we rent out seasonally however after this season we are looking to rent it out long term. 

This is common and can sometimes be very difficult to detect, even for seasoned pro's.

I also have more than enough reserves to comfortably stash 8 months of expenses aside in the event of vacancies.Since my investor is an older gentleman and looking to secure himself some passive income for a while, part of our private mortgage deal was that I can't refinance before 10 years, but also that I must refinance before 15 years.  

If it is an older property I find it difficult to bill tenants for plumbing. 

A simple power wash and / or exterior paint job can help for some older homes too...Don't waste your money putting berber carpet in this - you won't get that back ever.
