That lease runs till Jan 2014.Tenant has been responsible, cordial, not trouble maker, I hardly ever hear from him except twice with plumbing issues and I sent a plumber to addressed them.So imagine my surprise when the guy who I mail the HOA fee to every month, who is also a realtor, emailed me today saying he was sorry to see my tenant moving out, and would love to help me rent it...MOVED OUT?

we owe $96k on it; worth about $60k now. it was bought in 2004 with no $ down by my wife for a primary residence.average rent for 46 months: $940PITA + HOA ($199) + $88 pmi = $941Vacancy/repairs, etc -$126/month x 48 months = - (negative) $6048 i can count on 2 hands the amount of vacancy days over 4 years & i have only been stiffed for $200 rent. just goes to show you...townhomes suck!
