I'm sure the answer varies on state, city, zipcode, neighborhood, but I'm just wondering if anyone has a story of when a tenant destroyed their property and their insurance company paid some part of the bill to fix it.I'm about to deliver a presentation to my beautiful Fiance' (my most valuable business partner) and I'd like to include this as a possibility for us to mitigate risks associated with placing a bad tenant (I hear that happens once in a while).Any other mitigation techniques you use to protect yourself from the risk of destructive tenants?

Yea I been calling n asking around... so far Wells Fargo only go 60% on the investment property... n TD is saying I have high DTI... they want it at 40% n mine is at 53%... now underwriter is trying to play wit the numbers n I’ll go with FEDPEN if TD denies me..

If I were you (and essentially two years ago I was in your same shoes) start focusing on getting a deal in an area you would be comfortable living in for at least a few years, that keeps your monthly housing costs as low as possible, and utilizes the beauty of renting by the room.
