you posted in the landlord advice forum btw. might get more advice in the deal analysis forum... why dont you check out the BP calculator, then post your numbers or screenshot from the results to help make it easier on folks having the right info to make a proper analysis. after all, you want to be able to create repeatable processes for you to analyze many deals to get an idea of which ones might meet your criteria and you can quickly pull the trigger...

I'm just about to pull the trigger and make an offer on a property here in the Twin Cities (Minneapolis-St.Paul) region of Minnesota, I'm just about done with my analysis of what will be needed to get the house up and on the market but I am a bit stumped at this one point, and that is it has a currently un-used water well in the basement (3" pipe with pump).The house had be switched over to the city water grid years ago, the well it self is registered with the state, and registered as 'Not In use'.

I know I can get a loan (50% or up to $50k) but ideally I would like to have access to the entire amount without triggering taxes and penalties.
