I have only signed multi year leases a few times at the tenant's request and for their convenience.

I was surprised to see Dallas had stronger home appreciation last year than San Francisco, Austin and San Jose.On the MF front, there are currently 46500 units either under construction or in lease-up in the DFW MSA.  

I definitely don't want to come across as expecting a discount, I guess I was just surprised that the same purchases I would have been making before with my personal card suddenly don't get a discount when I switch my payment method.

Remember these numbers are just guidelines and points to consider so you minimize surprise expenses.  

I would be surprised if it voided the title insurance, but I have never actually looked into it.

Found out the bank I use for my checking does RE Investing loans in Texas (surprising since they're based in Michigan and I believe they are a small operation), but hopefully I can get some numbers to compare...not sure if it matters that they aren't local

Your numbers are not too high, and especially for your first property you want to figure conservatively so your not surprised with negative cash flow on your first go round.
