If the female partner is not a GC, then what the hell can she possible know about the roles and responsibility, plus liabilities of the GC? 

Im not familiar with your market, but I would also advise you to exercise caution when dealing with homes at this price point.

It all depends on what role you would like to play in this real estate game!
