Maybe incorporating zoning laws restrictions into the data some how.

Some people’s comfort zone is in having a rental that is renovated and in an area that may have high demand and consistently better looking neighborhoods.I have rentals in Taylorsville and Murray and enjoy those areas.

With the new zoning laws passed in CA, I would suggest holding onto any and all real estate you own in Florida.

I have went as far to the city the city to check zoning and allowable units and am properly zone for at least 15 units .

But is zoned to be a two-family home aka duplex.

Just know that STRs are about to be made pretty much illegal  in 90% of cases in Philly through zoning regulations and a group has formed to try to prevent that from happening.
