Of course "so called" investors are a waste of time.

Of course, that wouldn't be a house hack situation, but may be a better scenario to get you in the investing door.

Of course run their credit.

Too many people take a "course" and declare themselves foreclosure experts.   

These deals have been going bad almost every day and are only  suitable to HIGHLY experienced real estate professionals who know how to do the due diligence and assess the risk.
