Also the yard was being used as parking space...some tenants are ok with that, many are not (then it would be on street parking only if we changed it...some want the private parking space...depends on tenant).

I inherited the lease and the previous lessor didn't have a penalty clause, although forfeiting the security deposit was mentioned.

This sounds like the price is too high or they have found a better deals after closer look.It really depends on many factors, like what is the exact location, what is the shape of the lot, how is subdivided, how is it accessed, how far are the closes utilities, are those private / public, is there any public access, are the access sufficient or do you have to build a new roads etc.

You have to provide the financing for us to buy the new property - either from cash reserves, a private loan, or a loan from a portfolio lender like a community bank.

You actually likely want a syndication attorney or a securities attorney if you are wanting to raise funds from arms-length third-party investors.
