I'll be interested to hear what other investors say, but I would never passed go with just one of these conditions, let alone all....no section 8 tenants, no interior inspection, no seller stories that ask for a high pressure fast close(unless some real good DD was provided to back it up), no out of state for a first investment.I am curious what advice or experience made you think this was a good deal for you?

Creating more reason for them to pay, versus me doing a civil suit and even if we won, still having to collect.Hole size question, this is all off the cuff, don't want to start a hole Ballistic discussion:  Being thinner metal buildings, it expanded more at the beginning with the speed of the bullet (and air pressure/kinetic force) and then the holes got smaller as the velocity was reducing.

There will be pressure in this market to buy without these protections but I think it is better to take longer to buy than to buy without the proper precautions being taken.
