I’m staying focused on making the best out of my preferred local markets where I know the zoning regulations and what is required governmentally to either own rentals or to do work on my buildings.

When you say "first time home buyer", I want to clarify that you currently do not own a primary residence...or any property, correct?

I would agree with the comments above start out slow make your own calls at first get 1000 calls will teach you how to speak on the phone with the seller so you can teach the VA what to say when handling objects it took me about 4 months to get my first wholesale deal everyone is different but it taught me a lot.

Revenue is $4k a month.Now, the LLC owns these properties out right and only debt is around $8k. 

It is a 2/1 650 square foot DADU on a rental property that I already own.
