Key criteria for a successful SFH househack:Suitable zoning criteria, i.e. room rental laws (county by county)Within 1 mile of hospital, major company HQ, public university, and private university (to attract 20-somethings)At least half as many bathrooms as bedrooms (i.e. a 4 bed / 2.5 bath could work, but 4 / 1.5 could get sticky)Plenty of driveway space / street parking (1 per roommate)Plenty of kitchen space (since the kitchen is the most occupied room other than individual rooms)Basement or side entrance entry point (i.e. if you wanted to turn the basement into your living space, you could enter from a side entrance)Un-involved neighborhood community (cul-de-sacs can be the worst spots)Turn-key quality (i.e. you won't need to fix much of anything when you move in)This list is by no means exhaustive, but things to think about when you work with an agent on a SFH househack.

The only option we've found is to:- Send to collections now for current outstanding balance - File for eviction if/when we can finally do that again - Send to Collections for final balance after eviction I don't foresee this doing much of anything in the short-term other than getting the inevitable collection process moving now.

Then do what you’re talking about and layer in the qualities in an area that will attract those younger people you’re looking for to narrow down to neighborhoods.Are you willing to be in Multnomah county/Portland proper/Milwaukie or focusing on Washington and Clackamas county?

@Michelle Paulsen yes, Providence and Pawtucket are good markets in general, especially if you’re used to even hotter and higher priced markets like Boston.They’ve been going up for several years now, like a lot of other markets, and right now we’re seeing a lot of multiple offers, offers waiving inspections, etc.In Pawtucket two neighborhoods people usually speak well of are Darlington and Quality Hill, and in Providence there are the East Side and West End.Happy to speak to you in more detail sometime if you have more specific questions, too.

Did you focus on A/B neighboorhood and area or did you go for C/D neighborhood with lower income people where properties are cheaper, but tenant quality isn't as good?

If you're using good quality paint, these should hold up pretty well.
