I know personally how exhausting it can be to commit to the daily objectives and to put service before oneself.

With all of the possible objections mentioned above, it seems simpler to just pass on the whole thing....just my .02.

I've chased a lot of shiny objects over the years and it usually did not create the wealth or enjoyment I expected.

They are radiant heat, so they heat the room and objects much like the sun does.  

Whilst it's commendable and right that you are concerned about tenant relations, any tenants that object to paying market rents in an improved building are not really tenants you really want to keep.

Use that number for your underwriting to see if it would still allow you to hit your objectives.

I agree there are cash buyers but that doesn’t make up for the historic quantity of buyers that are in the sidelines.

Don't lie or tell them an untruth, but consider how you can use it that is truthful and achieves your objective. 

An approach much more likely to end in success is to actually put in the leg work to meet with and interview a few agents, share your goals, objectives, experience, and expectations, and figure out who would a great agent for you to work with the for the long term.
