Hello everyone, I've been interested in real estate investing for some time and now i Wish to begin wholesaling deals to get my feet wet and make a little cash for future deals.

I've much more of a lurker than a poster, but I'm finally feeling prepared to get my feet wet and just need a little assistance.Thank you ahead of time for your help.

I have gotten my toes wet by investing in Vanguard's REIT fund, but would like to take the plunge into landlording in the next few years.I'm a big fan of personal finance, and found out about this site through a forum on an early retirement site.

Numerous of my mentors over the years have inventories of more than 1,000 properties, not apartments, but properties.

But, once my attorney friend looked over it, numerous paragraphs and pages have been added with some seriously intimidating verbage.

we were lucky & had over 50 free clean loads dropped off & we used road millings from the county for the driveway base 1/2 the price of stone & it compacts into wet clay very well.Another issue is sales tax on building materials, get in with a guy who has a registered tax certificate to avoid same.Or as I did (lucked out) for one build we had the building materials trucked in from another state..no tax!!!
