Landlord's decisions to go with a broker or to handle the leasing in-house is often a function of how much time you have to allocate towards leasing it yourself.

I do have a couple credit unions in mind that we'll check with.

There are lots and lots of information and posts about 1031 exchanges here on the forums.I'd suggest the search function and the 1031 sub-forum and you'll find endless reading/education.

Check with your state first, before paying for a bunch of forms at Legalzoom, etc, because you may not need to incur this added expense.Here’s a couple of things to keep in mind:1) You (generally) do not want to do business as a sole proprietor.

My current viewpoint is that  I wouldn't mind it being a college town.

The other thing to keep in mind is to be very careful with the owner staying for six additional months.

I dont mind stabilizing a property, my issue is I dont see anything at all.
