@Abidemi OnibatedoFHA or seller financing are two options but I would recommend be careful investing with little money down as on day 1 you are already upside down on the property and having the mentality that real estate always rises when you are cash strapped is not a wise decision

I have to be comfortable renting to the people that live in the area (I don't care about race, family type, sexuality, I'm talking about the war zone personalities/mentalities).Anything that meets to above criteria I want to keep as a rental.

I also have partnered with the local county programs for adult mentally handicapped tenants.

I look back at it as a great decision.Selling it cut my looses in a declining marketIt was a mental relief to get rid of the problem.

following what we have learned from Kiyosaki, Trench, Ramsey, Dorkin and Turner and also from the multiple hundreds of podcasts (I'm currently at 295) and books I have read I'm mentally ready but want to able to support multiple mortgages if need be also this early in the game.

Paying off all my credits cards and completely paying off my auto loan has definitely gave me mental momentum to stay on track and pay off my student loan which is my last loan left (excluding my property).
