So include things like maintenance, trash, insurance, utilities (if you pay them), etc.Then to calculate ROI you take your yearly net income and divide by your original purchase price.

Now the builder sold me theses properties at a discount....But, I’ve been planning and designing and scoping for lots (I've put some work into this), got the plans....about to put the contract on the lot, price of lot is where I want it, appraisal for the plans is where I want it, financing is the best I've ever seen, Taxes in area are low.....and I've been taking a look a costs of materials....now, I'm working hard to work under budget like hell....and after the property is built I have accumulated some liquidity to suffice for a short time as reserves to retire the debt before I sell the house.

Having had svevral LLCs and acting extensively in various corporate structures, "we" determined that a significant issue would be authorizations to negotiate and execute any contract, purchase more than $1,000.00 in materials, open any bank account and specify those authorized to conduct banking business, or order any service that will cost more than a reasonable cut-off amount, mine was usually $250.00.A special meeting is called as provided for in the Operating Agreement and you simply state in the Book of the Minutes the date and time for the meeting, purpose for the meeting, and that unanimous consent ( a one person LLC)was given by Member(s) to conduct such business.

Last year I had a pretty major rehab (ppty cost $22K, final material cost $14K) and I "shopped" my major list at all three.No suprise HD was the absolute highest, also they DON'T DELIVER at any price.
