It usually has to be a massive loan to get a non-recourse loan unless it's a small community bank that is willing  step out of the norm a bit or a private loan.

There are some exceptions to that if you have done a massive amount of renovation and made serious improvements, but the 2 year seasoning will be the waiting period in most cases.For a non fannie/freddie loan, just reach out to your loan servicer or lender, they'll know the answer.
