The 2.75% interest rate (assume you have it locked in for 30-years) is a really valuable asset, and you should absolutely have a rock solid investment opportunity lined up before you decide to sell and sacrifice that below-market debt

I like @Jake McVey's comment about knowing your ARVs in each neighborhood you're considering (or having a rock-star agent who can help with that).

however I have gotten some great tips from "Optimize your Airbnb" by Daniel Rusteen, specifically I now use price labs, hospitable, and I just signed up for noiseaware; it hasn't been a problem for me, but some other hosts in my neighborhood have had issues with loud parties etc, so I want to stay on top of that.
