I have always worked in blue collar type jobs welding, fabricating, engine building, etc. but have never done anything extensive as far as contracting outside of helping my dad remodel kitchen/bathroom as a kid and helping him with various plumbing jobs. 

The cons are fairly obvious, including crushing most flooring (this property has tile in the kitchen & bathroom and laminate flooring everywhere else).Ready...set...thoughts!

Unless the two units you're considering are already "condo quality,"(new and high quality kitchens and bath etc.) an $850K purchase price with a $1 mil sell out is pretty tight.

Or, a tenant calls to say that the kitchen disposal is not working.

You would not upgrade to marble in the kitchen if the rents did not justify it and the increased rents provided a reasonable return.At the end of the day, I would suggest you look at what you would be out of pocket after all rebates / incentives and what the benefit (cost savings) are.

They won’t be expecting the same money as their neighbors with the shiny new kitchen and fresh paint. 

While we are here for the 6 months, we would like to buy a small unit that needs fixing (floors, new kitchen, new bathroom, etc), so that we can flip it and then buy another one on a 1031 exchange.

We get a lot of compliments on our luxury vinyl plank and several friends and contractors have looked into using it on their projects.If you can't do tile but want a hard surface flooring in wet spaces like kitchens, laundry, entry ways then this stuff is unbeatable.

We are talking upwards of $50,000 appliance, baths at $100,000 up, Kitchens easily above $100,000 and landscaping over $100,000.

I still have to put new kitchen in it and AC unit because the old owner took them when she got foreclosed on.
