It might be best to talk to other landlords in your area to see what will "fly" with the judges there...

I’m looking to put that money toward a buy and hold rental in Ocala, Fl. I

But during a hot Seller's market the seller is most likely going to tell you to go fly a kite as they would just put the house back on the market and have another Buyer in a few days.Real world example: 1) single story house built in 1990 that is 1,378 sq ft a reroof is $7,500k.

It was cheaper for me to fly from LA, stay in KC for 3 days and do the painting myself then it was for Voepel do it in my turn property.

There are a lot of fly by night operations up there due to some of the neighborhoods scaring away good property managers.You could also 1031 exchange into a slighly worse cash flowing market but a much stabler economy and population growth such as in Columbus.

(all from A-Z ) without flying (now with covid this isn't really ideal). 

I just want to know if that is possible with any of these deferred sales vehicles, and if it would fly with the IRS. 

A commercial LOC, maybe, but your scenario wouldn't fly at my commercial bank.
