Talk to your lender first to see if it will actually negatively impact your lending if it's a 1 time event that caused the reduction in income. 

The problem occurs when I mislead the seller into thinking I am going to purchase the property myself when all I really want is the option part of the purchase contract and an opportunity to try and find a real buyer at a higher price.The whole reason this exists is the way real property is transacted in the United States.

I would be cautious about buying what appears to be deals in small towns that have one or two major employers because in the event those employer(s) leave who will your tenants work for and how far will they have to travel for work.2.
