Being free labor for someone doesn't add much value, we can hire folks fairly affordably.

I apologize the post is a bit general and might be premature, but since I am new and eager to learn, I thought I will share this post with you and hear from the community your thoughts on if it is profitable to invest there since the house appreciation rate is fairly low.

Thus, looking at the numbers in a “per pad basis” we find that when you buy a home (to add to a park) you use 3x more capital than when you buy a park that already has a home in that given pad.Unless an investor can obtain financing when adding homes, it is fair to ask:  What is a better investment, adding homes to an existing park, or buying another park.  

Though I would be sure to carry a fair amount of liability renters insurance to cover most of potential negative situations that could hurt my personal finances. 

If you inherit real estate, the tax basis automatically gets 'stepped up' to the fair market value on the date of the previous owner's death.

Bottom line, if it is in the lease (and the lease is appropriate/legal) than its fair game, but what you can do and what you should do are not always the same. 

The flooring there right now is fairly cheap but usable.
