One tip, the more documentation you have the easier it is to get it to the bank if they need it.

It's just that it's a little harder and you pay a little more.Find a bank/mortgage broker that does Portfolio lending.  

You don't want to be stuck with 2 properties that both need new windows or something goes wrong and then you have no more cash in the bank and now you have to liquidate.

I have purchased two homes that I bought as bank-owned and fixed up while living in them.

No properties inside it yet, but currently using it as a flow-through for rents, banking, and expenses for my 4 units.

Assuming the bank will only want to loan up to 80% of the appraisal value, and that the appraisal comes in at 185, that gives me right around 20k to work with.

In regards to the appointment of trustees most banks will file a change or substitute a trustee notification if someone loan is in or going  into foreclosure.
