I will make dramatically more money focusing on an area where I can find 10 really good deals but I only have 5 really strong investors to sell them to, versus being in an area where I can only find 1 really good deal but I have 100 really strong investors.

I agree as well, there is still a lot of bad economic indicators that won't be calculated until we near the end of the fourth quarter.Christmas sales normally either boost or downturn the market.

Hey @Jason Stubblefield my suggestion to you would be to look at higher prices properties. 50k is the low end of things and your experience will be dramatically different if you can get into the better areas.

In reality, you'd very likely lose money every year you owned this property.Continue to do your diligence, but I'd make sure you know exactly how & when you can get out of the contract and jump ship if the information you gather doesn't improve dramatically.
