A few factors are drawing me to them but would love some insight from those currently in those markets. 

If you have switched jobs and your retirement is in an IRA vs. 401k, maybe consider rolling it into a self-directed account to invest in other people's deals with that money (aka private money lender, syndications, etc.)

There's over 2,000 MLS listings currently in Saint Petersburg.

If you cash out your current equity, you will be borrowing money for the down payment.

WE are cash flowing in current state ~$1,500/month after we renewed 2 of the 3 tenants on long term leases during due diligence.

If you are currently in a large city and plan to stay there then you have more options, but if you are not sure where you are going to land then you might want to get ready and be prepared but wait until you get settled into that first good job so you don't need to move out of your new triplex 6 months in.

Currently, all of our properties are owned in an LLC  but I am concerned that the legal protections of the LLC are not as solid as they once were.
