The rest I could bring in with cash to have skin in the game.Additionally, if a deal at this size proves itself difficult I would be interested in doing a SFH with the same LTV to establish some roots in the US, before jumping on the multis.

What is difficult is trying to foresee which metro areas will continue to grow and prosper in a weaker economic environment...or at the very least not contract.

If the tenants are otherwise good, I'd probably just deal with the weed smoking, pity to evict for that alone if they're otherwise paying considering the difficulty of finding tenants right now, etc.

That way the landlord can better see any issues and can point them out.The time to bring up move in problems is at move in, not move out.The fact you have had difficulty finding work is not the landlords problem.

I was book smart by properly screening tenant and having the right docs.HOWEVER, never realized the difficulties of managing the DRAMA as a landlord. the 3 girls that didn't know each other, got into a "tiff"... and moved out.And On my second ROUND of SELLING this flip, we were smarter in handling the price point and able to sell pretty quickly.

Even as far as Barrie is difficult...I just put an offer on a duplex in Barrie that was priced slightly below market value but needs a tonne of work, and discovered I was one of TWENTY offers after 3 days listed!
