The standout item for me is $0 fixed expenses; that seems like a miss.

Buy items on classifieds for cheap and resell them for a profit. 

I itemize every expense for my clients: repairs, supplies, etc.

I have learned that it may be beneficial to itemize everything carefully with quality bookkeeping.

You have to factor in the age of the building and the age of all CAPEX items I listed above.

My bare minimum for those 2 items is $150 per month.

I have a little trepidation with establishing a Series LLC outside of my state, but I know that many investors use other states for a number of items, and especially asset protection. 

The things that help you stand out are (in no order and not just these items) Location, amenities of the community, size of the community (can it handle the traffic), reputation of community, how well the house is themed (or can be by you).You need to be in a highly amenitized communtiy like Championsgate, Windsor Island, Soterra and several others.

@Andreas W.1031 is a federal item and you can find one located anywhere across the country.Just be mindful that PA does not recognize 1031 exchanges so you may have some state tax implications.
