Seller has transferred ownership but still on the hook for the mortgage so what can go wrong with that scenario ??

I believe a 7-10 day wait period to transfer to bankZelle:  This works with large banks (Chase, BofA, Wells Fargo). 

A transfer to an LLC will trigger the clause and should therefore be avoided, even though banks are hesitant to ever foreclose as long as the note is being paid.

Short term and even with a $300 per month utility expense, we would still be cash flowing ~$300 per month, so it's not a huge concern, but as this is a dynamic expense, we would be looking to transfer utility expenses back to the tenants. 

Should we transfer the property into my name, and I take out the equity to invest into other properties for him? 

Does the 1st seller remain on the deed or is there a transfer with only the down payment with some sort of legal obligation to payout the remainder upon sale?
