It is now public record.Kentucky, where I am is at least a 6 month state - others are different, GA and TN are VERY fast, then there are bank back logs, sheriff backlogs, etc.So anytime between the time that I was alerted via public record - when the LP was filed - and the date of sale, I can take the deed, make up the back payments, negotiate a short sale, list the house for sale, rent it out and collect rents, etc, etc.

This still has it's own barriers since title is encumbered and the sale will need to deliver clear and marketable title to a new buyer.When Bankruptcy is filed an automatic stay of collection occurs for all creditors, secured and unsecured and the borrower is protected under Bankruptcy law during the BK plan.

In many states dual agency is not even allowed by law.A broker or agent in many cases can still get the whole commission by having the seller or buyer as the client and having the other party as the customer performing "ministerial acts" only for them.Ministerial acts for example can be filling out a contract but not answering questions from the customer on what's the lowest they will accept and other key data the seller might have given in a client capacity.

If you don't have good egress and have to get it water proof (my basement takes on water every year, we just have our storage boxes on short stilts, as it was way too expensive to fix the problem), it's probably not worth the effort to finish the basement.For rental comps, you could start monitoring Craigslist in the areas you like weekly and putting the data in Excel so that you have higher quality comp data than what is on Craigslist right now.
