I will be working in this area, so I do need a place within communing distance to Vancouver Airport.  

I just read David Greene's Long Distance Real Estate Investing and it was fantastic. 

Since the property is walking distance to the beach, always filled, and i have a good team, it's difficult to sell this and buy the SFH.

Its not a horrible deal at $95K, especially if it only needs the minimal fix up he is speaking of, but sellers are usually not 100% accurate on needed repairs (especially if he is a long distance owner).

We also have the Metro Gold Line for those who commute into Downtown LA.3.

My issue is that I do not want to invest in areas that are out of my immediate commutable area (<50 miles of Long Beach).

There are plenty of opportunities in your market . . . once you start investing al long distance, you're picking up a whole new set of potential issues.

Tenant has a long commute, and I said I would consider cutting the lease.

Edit: in the title, I meant to say "Holding tenants responsible for finding new tenants if they break the lease"I rent long-distance to good tenants who want some flexibility in the coming year.

I know the club won't be good because of distance long-term but if you could make the trip I think it would be worth your while.
