@Jen Pothilat I would suggest talking to a 1031 expert / real estate attorney but one way is for the title to the property be held as tenants in common.

If your insurance company says it is going to defend you, I would let them as its their job.I would stay out of it and tell the tenant to address it with the insurance company.It may suck for the tenant, but you are running this as a business and your experts are saying it is not you.yes - you should plan on evictingyes - your PM company should be filing a police report and going after tenant for damages...not after you.

It's possible for something to meet the 1% rule and still be a crappy investment (certain townhomes come to mind).I'm not an expert on flipping but 30% seems like a thinner margin than I would be comfortable with.

But from what I see written by the experts here on the forum only fools try to find deals on those apps.So my question is:If I wanted to stay in my expensive local market where I can't buy houses cash for retail.If I do direct marketing to find a house in my area and let's say I get a motivated seller.
