Better hedge against vacancies i.e. duplex one unit is vacant still have another to cover mortgage; single family goes vacant lose all gross income for that month2.

I am thinking that because I would lose my em that I will probably go ahead with the deal even if they don't fix the burst pipe.

It's probably going to be a large amount but if those two things aren't paid he's going to lose the park and you won't have an option anymore, right?

If you define a  low/no risk investment such as a bank insured CD @ 2% - then another way of saying that is that there is a 2% chance that you will lose money (I know not a direct correlation).

If you were sympathetic and waiting to see if they came through to not spend eviction fees you lose time.
