Hi all, one of my tenant left few month earlier then lease edns date, she moved out and turn in the key to us for showing, I told her she would still be responsible for rent until we find next person to take over her lease. she didn't respond to me on email but arrange to move out date and provide us the key.as today we find a new tenant for march 1st, however she( the old tenant who moved out earlier) did not pay for feburary rent. so i emailed her and she say she doesn't live the place anymore and she gave me the key so she is not paying the rent for a place she doesn't live.I have her 1 and half month security deposit with me, now should i go ahead and deduct one month rent on deposit and refund the rest?

I would also arrange with HVAC company to check unit if it is a central unit since the primary claim is no heat, here that is an emergency but FL I don't know.

It appears she is leveraging nursing home expenses to try to liquidate my cousin's assets.I was already in the process of preparing profitable pre-sale arrangements to the property and the personal mortgage on it, that would significantly increase the upside on selling the property.
