Just recently found a great electrician and plumber in Chesapeake, and found a painter 3 years ago in Raleigh that I used in all 3 homes there as he works at reduced rate on weekends when his boss doesn't need him, brings all his own ladders & supplies and even fixes drywall when needed.

If you want to buy your buy and hold inventory from the REO supply you are going to have to have the cash or borrow it..maybe seek private funds.

You might be right in the case of a really crap tenant out for blood...but then again we have to think of what action got him to that point of seeking revenge to go to such an extreme requiring such effort.I have low income tenants and I have never once owned a building where the tenant supplied/paid for heat.
