Roommate A gave no notice (to us or the other roommates) and just bounced, Roommate B is moving back to Colorado because he got in a car accident and ended up with a concussion requiring ongoing care, which isn't covered by his insurance in Texas-a crappy situation.Roommate A has done nothing to fill his vacancy, and no one can get in touch with him.

So even if you pick a state with stronger protections like WY or NV, the cause of action arose in the state where the tenant fell, so likely that the court where the accident happened would have jurisdiction.

Lawyer alleges malfunction has to occur for it to be legit, but I had a broken septic pipe previously that was revealed during routine maintenance even though the septic was still functioning ok so he is just wrong about that.

i understand the "skin in the game" that lenders want you to have invested, im just confused as to the "no or low money down" purchasing of real estate so often spoken of here...the only way i see that occuring is to have someone else  (friend/family) loan you the 10-20% down, then bring in a private lender for the rest so we can present "all cash" offers....??
