They will occur whether you pencil them in or not.  

Roommate A gave no notice (to us or the other roommates) and just bounced, Roommate B is moving back to Colorado because he got in a car accident and ended up with a concussion requiring ongoing care, which isn't covered by his insurance in Texas-a crappy situation.Roommate A has done nothing to fill his vacancy, and no one can get in touch with him.

I agree @Mihir Bhimaraju, I'm glad I discovered BP by accident.

After working at a student housing complex and seeing people destroy their units by accident all the time, I highly recommend requiring it. 

So even if you pick a state with stronger protections like WY or NV, the cause of action arose in the state where the tenant fell, so likely that the court where the accident happened would have jurisdiction.

I'm always reacting to the absence of a check in my mailbox, weeks or months after the vacancy or missing rent has occurred. 

Lawyer alleges malfunction has to occur for it to be legit, but I had a broken septic pipe previously that was revealed during routine maintenance even though the septic was still functioning ok so he is just wrong about that.

Documents like these usually aren't relied on for anything, but when something like your situation occurs they can be a God's send, making removal so much simpler.  

i understand the "skin in the game" that lenders want you to have invested, im just confused as to the "no or low money down" purchasing of real estate so often spoken of here...the only way i see that occuring is to have someone else  (friend/family) loan you the 10-20% down, then bring in a private lender for the rest so we can present "all cash" offers....??   

All these type of expenses may only occur once or twice a year.
