In some markets, Realtors are not willing to drive tire kickers around (which some people who would get involved in this program would be) if they are not sure they are going to buy something.

As a Realtor, when I sold properties to investors, I would tell them, from my own experience, how much money they could get in rent for this home.

Husband is a realtor, and we would like to review and maybe look at one or two tonight if possible.

My realtor also owns a STR in Alabama right on the ocean. 

Sometimes they do not even have a local realtor you can contact to ask questions, just a title company to handle the transaction.

Without knowing your market I can’t answer your question but I would start by comparing comps recent sales and if you’re having issues finding comps a good realtor should be able to provide..

So, I borrowed $15k from my roommate for earnest money to secure the property, advanced another $15k or so from my credit cards to cover points and closing costs, and advanced another $20k buffer (using 0% interest promotions on the cards -- I also had perfect credit), and bought it and celebrated.I had a contractor lined up that was a referral by my realtor, who had sold me my own home.

I spoke to 3 realtors today.

By the way, I am a new realtor in the area.
