I got my hand slapped by the state of Oregon when I did something similar .. its easy for regulators to say notes are securities which they all are .. but there are exemptions.. the deal with Oregon was that the note investors were 100% relying on me and the model.. so they hit me with the Howry test..

The A/C & heat worked, the water heater worked, the sprinklers were all tested and they worked, the electricity worked.

Test the burners and oven on the range, make sure the water heater temp is appropriate (about 120 degrees)2.

A bigger challenge, however, will be finding something that meets the FHA Self-Sufficiency Test.
