@Matthew McManus I think @Jay Thomas nailed the home inspection salary pretty well. 

It's not the guy who tells someone to jump off a bridge that gets nailed or takes a loss, it's the guy that jumps. :)

No one is going to care for your investment more than you will.You're going to need more people on your team but if you can nail those two positions down solid, the rest of your team will be easier to put together.

I even put my money were my mouth is and sold my home before covid even took place seeing a downturn on the horizon, covid just put the nail in the coffin for me.

I am usually a  believer in refinishing but   do you have nails sticking up?    

In these cases, it’s difficult even for experienced investors to nail down every single cost with 100% accuracy in a rehab budget.

until a citation actually lands for it... then its just an opinion.As for lawyers, do you really want to be the proud nail in rancho that pisses them off?
