We have $100k cash right now and we’re trying to figure out if it’s worth it to put the cash we have into refinancing Property 2 based on income generated, decreased value, etc.

If you can house hack with the VA loan (live in a unit and rent the others), that would be a great way to build your portfolio without needing a lot of money for the down payments. 

Does anyone know of any institutions or people that would lend cash similarly to a line of credit or some alternate option that would help us with buying homes to move into our properties?

Down payment funds just can't be from a unsecured loan (personal loan/credit card).

My answer was yes.I asked her today to make a payment and hand me the key.She just sent me the entry pass code and said I can get inside and look at the property and she will send the payment now.It never happened.

Property is in the best neighborhood in Denver, and it was funded with some cash I had and a hard money loan.

These can at times offer lower than average 30 year fixed rates, eliminated PMI requirement, lower down payment requirements,  and closing cost credits.

You can still get affordable and cash flowing homes there.

I've got cash ready to buy a few more this month.
