PLUS, if there is ever a sub-standard result, the worker always points to the discount payment as if that justifies it. 

RTA discount cabinets often have long lead times.

Have a question for anyone savvy with financing or have experience with mortgage discount points.  

I have not done this but maybe a way to capitalize on this is by purchasing "discounted notes" from the lenders on the distressed assets.

Add another 10-20% discount for buying off market at a discount and it is hard to beat Denver

This is leading to a saturation of older less desirable apartment buildings which are fetching lower than market rates.Right now Kingston seems to be a solid market as it also has one of the lowest average discount percentages compared to other close by markets.  

Especially if we got a chance at buying the house at a discounted price.Some details: Similar houses in the immediate neighborhood have sold for $295,000- $315,000 in the last year, mostly in the second half of 2017.

If it has any asbestos then I would recommend going back to the seller and asking for a discount on the price, money back at close, or for them to fix it if  you trust them to do that.

Thank you Max and Jon, I kinda caved in and offered a $200 discount for a year then the rent goes back to $1500 a month. 

So, unless the market dramatically softens in the next few days, I won't be able to wholesale the property at a discount.
