In most cases, it does not, because the key benefit of the Solo 401k is the higher contribution limits such a plan provides - which you would not likely be taking advantage of.More likely, a self directed IRA LLC would be a better option for investing retirement savings into real estate.

@Jeffery Waicak it looks like many missed that you mentioned it is your friend with the good credit, not a random agency pairing people.If you were to do something like this, I would recommend an LLC with a well thought out Operating Agreement.

I really like The Real Estate Recipe: Make Millions by Buying Small Apartment Properties in Your Spare Time (Nuts & Bolts Series) by Brian K Friedman, and Multi-Family Millions: How Anyone Can Reposition Apartments for Big Profits by David Lindahl to name a few, but I have gone to Amazon and purchased a bunch of cheap kindle books that have a much more realistic view with out all the hype.
