And don't be afraid to ask questions, read @Craig Curelop new book on House Hacking if you get a chance:)And try to keep on blinders when it comes to shiny object syndrome, the most important thing you can do right now is sit down with a lender, understand how much you need to close with, find your market, find your agent, and educate yourself.

It was a bank REO that had been sitting vacant off the market for over 7 years.

Now, I'm at a point that I'm tired of watching others grow successful businesses/investments while I sit on the sidelines, afraid to use my hard earned money to do the same! 

I still think you can get a better cash flowing property with the profits... 100-200 cash flow on an 800k property doesn’t sit well with me.

Even if you could sit around all day and do nothing very few do.

PS I had to put up the entire purchase price in CASH because that's what my contract said I was doing paying cash  into escrow on the close date and let it sit there their entire time.. and it was over 150k..

Next it is just sitting down and following that plan to the best of your ability until you have reached your goal. 

I found a couple of local meetings coming up and I reached out to a few local members.Which I am excited to sit down with and learn a few things from more seasoned veterans.Anyways, I thought it would be smart, to put my name out there, and get a thread going for the Pittsburgh area beginners of Bigger Pockets.

It could sit in their possession for any amount of time before they put it on the market and in the meantime they may or may not do work on the property to get a better sale price, but they aren't likely to sell off-market.
